Ajax sits east on Lake Ontario, and that matters. It's suburban family territory with a mix of established neighbourhoods and newer builds. Pickering Village feels heritage-conscious with older properties mixed in. Riverside and newer areas have contemporary homes with clean lines. Lake Driveway and waterfront properties have their own aesthetic. Carruthers Creek and Audley bring newer subdivisions with larger homes and newer construction.
That diversity means different painting approaches. Older homes benefit from colour choices that respect their character. Newer builds often want clean, contemporary palettes. Ajax housing stock: post-1990 suburban dominance with lakefront pockets
Ajax is one of the youngest housing-stock municipalities in the GTA. The vast majority of Ajax homes were built after 1990, with major growth waves in the late 1990s (Discovery Bay, Pickering Village expansion), early 2000s (Riverside, Roberts Bay), and 2015 onwards (Audley Road North, Greenwood). The pre-1990 housing stock is concentrated in original Pickering Village and a small pocket of older homes along the Highway 2 / Bayly corridor.
What this means for paint scope:
Asbestos popcorn ceilings are rare. Almost no Ajax housing falls in the high-probability asbestos era (pre-1990). Routine ceiling work doesn't require testing on post-1990 stock, which speeds up timelines and reduces unknowns at quote time.
Standard suburban detached + townhouse scope. Most Ajax homes are 1,800–2,800 sq ft detached or 1,400–1,800 sq ft townhouse. Full-home repaints run 5–8 days with 3-person crews. We bring all equipment for 2-storey foyer ladder work, stairwell access, and exterior trim/door painting when those are in scope.
Riverside lakefront pocket. The lakefront homes along the Audley Road South / Lake Shore Drive corridor share the same humidity-cycle considerations as Toronto lakefront properties. Off-lake humidity in summer extends cabinet cure windows; we factor this into scheduling on cabinet work specifically.
Exterior painting dominates spring booking. Detached homes with painted wood siding, garage doors, and front-door scope make up a meaningful share of our Ajax work in April–June. Weather windows are tight (we work between 10°C and 32°C per BM exterior TDS).
Travel from Toronto base runs 50–80 minutes via the 401 depending on Highway 401 conditions; a travel surcharge applies for all Ajax jobs and is calculated transparently at quote time.

Exterior painting for a two-storey home starts at $2,300. Cabinet and vanity refinishing starts at $3,100. All prices are plus HST and include premium paint, prep, and our 5-year workmanship warranty.

Ajax painting FAQ
How much does painting cost in Ajax? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.
Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Ajax building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.
Can you paint while I'm living in the unit? Yes — most of our Ajax clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.
How long does a typical Ajax project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.
Do you offer Farrow & Ball or just Benjamin Moore? Both. Most Ajax jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets). We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.
Do you charge a travel surcharge for Ajax? We quote travel transparently at walk-through. Ajax is within our standard service radius for most jobs. Far-edge addresses may include a small travel line on the quote.
