Mimico is emerging waterfront. It's not as established as Humber Bay Shores, more authentic than the tourist-focused Harbourfront, with genuine community roots and real revitalization happening. Mimico Creek, proximity to Marie Curtis Park, the GO station making commuting accessible, it's practical waterfront living, not luxury waterfront living.

Mimico is structurally two neighbourhoods that share a postal code. The historic Mimico (north of Lake Shore Boulevard, centred on Royal York Road and Mimico Avenue) is mostly pre-1950 single-family homes, post-war bungalows, and a handful of 1960s low-rise apartments. The new lakefront Mimico (south of Lake Shore, along Marine Parade Drive) is the 2000s–2010s condo cluster: Mystic Pointe, Grand Harbour, Marina del Rey, Eau du Soleil, Park Lake Residences, Beyond the Sea.
The paint scope difference between the two halves is significant. The heritage homes north of Lake Shore typically have plaster walls (rather than drywall), pre-1990 popcorn ceilings on older renovations, decades of accumulated paint layers requiring sand-down to a clean substrate, and trim work in oil-based paint that needs a transition primer before any waterborne topcoat can bond. We approach these like residential heritage projects rather than condo work, with the trim and baseboard scope typically driving most of the labour.
The new lakefront condos south of Lake Shore follow the same logic as Humber Bay Shores since they share the same off-lake humidity microclimate and west-facing UV exposure. Specifications default to Aura on west-facing walls regardless of budget tier, cabinet cure windows extend by 25–40 percent during humid summer weeks, and we factor the lakefront moisture cycle into trim and door scheduling.

- At the end of each day, everything is cleaned up. You can live normally in the painted sections
- Final walkthrough with you before we leave. Any touch-ups done on the spot

Pricing
Mimico condo painting typically runs $1,150-$1,950 for a one-bedroom, $1,950-$3,300 for a two-bedroom, and $3,800-$7,600+ for larger units. Cabinet refinishing starts at $2,700. All prices are plus HST and include premium paint, prep, building coordination, and our 5-year workmanship warranty.

Mimico painting FAQ
How much does painting cost in Mimico? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.
Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Mimico building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.
Can you paint while I'm living in the unit? Yes — most of our Mimico clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.
How long does a typical Mimico project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.
Do you offer Farrow & Ball or just Benjamin Moore? Both. Most Mimico jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets). We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.
Do you charge a travel surcharge for Mimico? We quote travel transparently at walk-through. Mimico is within our standard service radius for most jobs. Far-edge addresses may include a small travel line on the quote.
