Vaughan is the fastest-growing condo market outside downtown Toronto, and I've been watching it evolve for years. The Vaughan Metropolitan Centre changed everything, KPMG Tower, new transit stations, master-planned communities rising. Walk past Transit City Condos or the new developments near Dave & Buster's at VMC, and you see young professionals, families, people choosing the best of both worlds, suburban value with urban density and services. When you call us, you're talking to me directly, not a call centre, not a sales rep. I'll come to your property, walk through the space with you, and take it from there.
Painting in Vaughan: what this neighbourhood demands
Vaughan is redefining itself. Canada's Wonderland nearby, Cortellucci Vaughan Hospital anchoring the community, Vaughan Mills shopping, the TTC subway extension connecting to VMC, it's not the suburban periphery anymore. It's a complete city with professional job market, young families, diverse populations, and a condo market that's moving fast.
That means modern condos with contemporary expectations. Families choosing Vaughan for value and quality of life want finishes that reflect that choice. Benjamin Moore is standard here, Aura for clients who want premium, Regal Select for solid performance. The buildings are new, professionally managed, and straightforward to work with.
Building coordination in Vaughan is professional but less complex than downtown Toronto. Transit City towers, newer VMC developments, they have clear systems. We handle everything proactively, and everything runs smoothly.
Vaughan Metropolitan Centre and the new high-density wave
Vaughan is a city in transition from suburban detached-housing dominance toward a high-density urban core anchored by Vaughan Metropolitan Centre (VMC). The VMC area, served by the TTC subway extension since 2017, is the densest condo cluster in York Region with multiple post-2017 builds we work in regularly: Transit City Condos 1, 2, 3, 4, and 5 (CentreCourt Developments, 2017–2024), Mobilio Condos (2022), Park Avenue Place (2022), and the upcoming Festival Tower Condos in the same cluster.
All of these are post-2017 construction, which means the prep baseline is the cleanest of any Toronto-area condo cluster: factory-primed drywall, smooth ceilings throughout, post-2015 acoustic standards, 9-foot ceilings standard with 10-foot common in penthouse units. Repaint scopes here run faster per square foot than equivalent Toronto-downtown jobs because nothing under the paint needs remediation.
The other half of Vaughan is the established suburban residential: Maple, Woodbridge (covered separately on our Woodbridge location page), Kleinburg, Concord. These are predominantly detached and luxury townhouse with the same 5–8 day full-home repaint timelines as Brampton and similar exterior scope opportunities. Kleinburg and parts of Maple skew toward higher-end finish expectations — we see more Aura specification, more colour consultations, more custom millwork painting requests than in equivalent Brampton or Mississauga homes.
Travel from Toronto base to Vaughan ranges from 35 minutes (VMC, via Highway 400) up to 60 minutes for Kleinburg and the far western edge. Standard rate within VMC and Maple; small surcharge for Kleinburg and Concord northern reaches.

Vaughan painting FAQ
How much does painting cost in Vaughan? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.
Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Vaughan building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.
Can you paint while I'm living in the unit? Yes — most of our Vaughan clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.
How long does a typical Vaughan project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.
Do you offer Farrow & Ball or just Benjamin Moore? Both. Most Vaughan jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets). We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.
Do you charge a travel surcharge for Vaughan? We quote travel transparently at walk-through. Vaughan is within our standard service radius for most jobs. Far-edge addresses may include a small travel line on the quote.
What's the warranty? 5-year workmanship warranty in writing on every invoice. We come back and fix any application failure inside that window at no charge. The warranty is tied to the address, not the homeowner, so it transfers if you sell. See our warranty page for full terms.
