The Distillery District is a complete environment. Victorian industrial architecture from Gooderham and Worts, converted into galleries, studios, shops, restaurants, theatres. Artists and creative professionals live here. It hosts the Toronto Christmas Market, Young Centre productions, independent film festivals. It's a destination, and the people living here chose it for authenticity and character.
That demands a particular approach to painting. You're not competing with history; you're enhancing it. Exposed brick is architectural detail, not background. Timber beams are character, not utilitarian. High ceilings and industrial scale demand colour choices that complement rather than overwhelm.
Farrow & Ball is often the right choice here, their heritage palette works beautifully with industrial Victorian architecture. Benjamin Moore's contemporary colours can work if they're carefully chosen to enhance rather than fight the space. Most importantly, the painter has to understand preservation and respect the bones of the building.
Building coordination in the Distillery is straightforward but particular. The Gooderham, Pure Spirit, Clear Spirit, other heritage conversions, they're professionally managed with clear expectations about protecting historic fabric. We know those expectations.
Heritage designation and what it means for paint work in the Distillery
The Distillery District is one of three Ontario Heritage Trust-designated districts in Toronto, comprising the original Gooderham & Worts whisky distillery buildings (constructed 1832–1895). The Pure Spirit (2012), Clear Spirit (2010), The Gooderham (2018), and the smaller heritage-conversion lofts along Mill Street and Trinity Street all sit within or adjacent to the heritage envelope, which imposes specific constraints on any exterior-visible work — including paint visible through windows in some interpretations.
Practical implications for residential paint scope inside the units: any work that requires opening windows for ventilation triggers the same exterior-visible review that a façade change would, which is why we specify low-VOC paint that meets Health Canada IAQ guidelines and lets us work with windows closed and HVAC running for ventilation. Aura and Regal Select both clear this bar; we don't use oil-based or solvent-borne primers in Distillery units.
Heritage conversions like the original Distillery loft buildings (The Stillery, Cherry Street lofts) often have exposed brick interior walls, timber columns, and original cast-iron details that the conversion architects deliberately retained. The same Liberty Village brick-and-timber treatment applies here: leave original brick exposed unless the client genuinely wants painted brick (in which case we specify limewash rather than acrylic), clear-seal the timber rather than paint it, and prime concrete soffits with Zinsser Bullseye 1-2-3 before any topcoat.
Loading-dock access here is via Mill Street, restricted to morning windows because the pedestrian-only main streets fill with visitors by 11am most days from May through October. We schedule material deliveries before 10am to clear the access window.

Distillery District loft painting typically runs $1,800-$2,900 for a one-bedroom conversion, $2,900-$4,800 for a two-bedroom loft, and $5,200-$10,500+ for larger heritage lofts and properties. Premium cabinet refinishing starts at $3,600. All prices are plus HST and include premium paint, full prep, specialty finishing, and our 5-year workmanship warranty.

Distillery District painting FAQ
How much does painting cost in Distillery District? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.
Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Distillery District building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.
Can you paint while I'm living in the unit? Yes — most of our Distillery District clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.
How long does a typical Distillery District project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.
Do you offer Farrow & Ball or just Benjamin Moore? Both. Most Distillery District jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets). We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.
Do you charge a travel surcharge for Distillery District? We quote travel transparently at walk-through. Distillery District is within our standard service radius for most jobs. Far-edge addresses may include a small travel line on the quote.
