MDF vs Wood Trim: Different Substrates, Different Prep

Most Toronto condos built after 2000 use MDF (medium-density fibreboard) trim and baseboards, not solid wood. The two substrates take paint differently and the prep needs to match. Getting this wrong is why so many "fresh paint" baseboards in newer condos show telegraphing seams, swollen ends, or fuzz under the finish within a year.

The MDF-edge failure mode is the most common one we get called to fix. A previous painter rolled fresh paint over MDF baseboard end-cuts without sealing them first, the fibre wicked moisture from the paint, and the end of each board swelled and split within months. The fix is shellac-based primer applied to every exposed edge before the finish coat. Five extra minutes per length of trim, indefinite life on the finish.

Good trim painting comes down to four things: prep, caulking, technique, and patience.

Caulking: The Foundation
