Yorkville is one of the neighbourhoods I know best. We've been working here for over 20 years, and it's shaped how I think about what quality painting actually looks like. When you call us, you're talking to me directly, not a call centre, not a sales rep. I'll come to your property, walk through the space with you, and take it from there.

Painting in Yorkville: what this neighbourhood demands

Yorkville is Toronto's most upscale neighbourhood. Bloor Street boutiques, luxury high-rises, Victorian-era townhouses tucked between newer condo towers, and some of the city's most valuable residential properties per square foot. The people who live here have invested seriously in their homes, and they expect their painters to match that standard.

That means Level 5 wall finishing where the surfaces demand it. It means premium paint, Benjamin Moore Aura, Farrow & Ball, Fine Paints of Europe, not because they're status symbols, but because they perform at a level that cheaper lines can't match on high-gloss trim, 10-foot ceilings, and custom millwork. It means protecting Italian stone tile and hardwood floors that cost more than most people's renovation budgets.

Most importantly, it means respecting the building. Yorkville's luxury high-rises have strict contractor protocols, certificate of insurance on file before anything's booked, elevator windows reserved in advance, noise bylaws followed, loading docks scheduled. We know these buildings. We've been in them dozens of times.

Yorkville-grade specifications: what the luxury tier actually means

Yorkville is the highest-spec residential market in Toronto and the paint specifications follow the same logic. The buildings we work most in this neighbourhood — Four Seasons Private Residences (2012), The Hazelton Hotel & Residences (2008), Museum House on Bloor (2012), 1 St Thomas (2008), One Bloor East (2017), and the smaller boutique towers along Yorkville Avenue — share a consistent client expectation: factory-quality finish on every surface, zero tolerance for brush-mark visibility, and full Benjamin Moore Aura or Farrow & Ball specification across the whole unit rather than tier-mixed.

The technical implications are real. Benjamin Moore Aura earns the spec for its 10,000+ scrubbability cycles (ASTM D2486) and its proprietary Colour Lock technology that keeps deep tones from leaving rub marks on white trim. For clients who want Farrow & Ball on the wall (Estate Emulsion or Modern Emulsion), we work directly with Farrow & Ball's Toronto showroom on colour matching and source product through their distribution rather than retail. Farrow & Ball coverage rates are roughly 60 percent of Benjamin Moore (3.8 m² per litre vs 8 m² per litre per Aura's TDS), so a three-coat application is standard rather than a two-coat upgrade.

Building protocol in Yorkville is the strictest in Toronto. Four Seasons and Hazelton both require all contractors to be pre-approved through their resident-services office months before any work and want updated COIs every 90 days regardless of project. We carry the documentation cycle proactively for buildings we work in regularly, which is why our turnaround on these jobs is days rather than the weeks competitors typically need.

What Yorkville clients say

★★★★★
Our place was a total mess. Chad and Ish were the best painters we could get and afford. Chad was very transparent about his quotes, are fast, efficient and they do baseboards in their package, which was a great deal. They gave our first home a great fresh start and were pretty quick with their job. Thanks a lot to Chad and Ish for such great experience. I highly recommend them.
Kopal Soni · Yorkville

"I had an amazing experience working with Condo Painters Pro. They are very friendly, approachable, and professional. The quality of their work is excellent, they helped me choose the right colours, fixed all the imperfections in my condo, and painted everything beautifully. What really stood out was their high standards and follow-up after the job was done, they didn't just disappear once the work was finished.", Rekha Mehta, Yorkville

All prices are plus HST and include premium paint, prep, building coordination, and our 5-year workmanship warranty.

Every quote is based on seeing your space, I won't give you a number over the phone that doesn't reflect the actual work involved.

Yorkville painting FAQ

How much does painting cost in Yorkville? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.

Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Yorkville building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.

Can you paint while I'm living in the unit? Yes — most of our Yorkville clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.

How long does a typical Yorkville project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.

Do you offer Farrow & Ball or just Benjamin Moore? Both. Most Yorkville jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets). We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.

Do you charge a travel surcharge for Yorkville? We quote travel transparently at walk-through. Yorkville is within our standard service radius for most jobs. Far-edge addresses may include a small travel line on the quote.

What's the warranty? 5-year workmanship warranty in writing on every invoice. We come back and fix any application failure inside that window at no charge. The warranty is tied to the address, not the homeowner, so it transfers if you sell. See our warranty page for full terms.
